One-Off vs Regular Commercial Cleaning: Why We Only Clean Weekly or More: F&L Cleaning Solutions blog cover

Short answer: We only do regular commercial cleaning, weekly or more often, because the things that matter most in a workplace (bathrooms, kitchens, touch points and floors) get dirty every day. A one-off clean resets a space; a regular schedule keeps it there. If your workplace has staff or visitors using a bathroom and kitchen each week, a regular cleaner is usually the better fit. Your first clean is free, then one flat monthly price.

If you want help picking a frequency, our guide on how often an office should be cleaned goes through it by type of business. This post is about the bigger choice: one-off or regular.

What a one-off clean is good for

One-off cleans have their place: before moving in, after moving out, or after building works. They're a different job, done by different specialists. We don't do them, so if that's what you need, a specialist end-of-lease or builders' cleaner is the right call.

Why workplaces need a regular schedule

  • Facilities are a standing duty. Queensland's Work Health and Safety Regulation requires a business to ensure, so far as is reasonably practicable, that toilets, drinking water, washing and eating facilities are in good working order and clean, safe and accessible[1]. That's an ongoing duty, not a once-a-year job.
  • Use drives dirt. Safe Work Australia's model Code of Practice says workplaces and facilities should be cleaned regularly, taking into account the type of work, the likelihood of contamination and the number of people using them, and that consumables like soap and toilet paper should be replenished regularly[2].
  • Floors are a safety issue. Safe Work Australia lists wet and greasy floors as slip hazards and recommends cleaning schedules in place[3].
  • Clinics have their own benchmarks. Healthcare infection prevention guidelines recommend frequently touched surfaces in healthcare settings be cleaned at least daily[4].

Signs your workplace needs a regular cleaner

  • Staff clean the bathroom or kitchen themselves, or nobody does
  • Bins overflow before the end of the week
  • Clients or patients use your bathroom
  • You're spending money on a "big clean" every few months
  • Floors at the entry are gritty or marked by Wednesday

How regular cleaning works with us

  • Weekly or more often. Small offices often start weekly; clinics, gyms and busy offices usually need two to five visits a week.
  • Mostly after hours. No vacuums during calls, and floors dry overnight.
  • One agreed checklist. The same scope every visit, adjusted when you tell us.
  • Own equipment and products.
  • Your procedures. We follow your access and alarm procedures and do not read, move or sort documents.
  • One flat monthly price. Quoted from a quick call, or a short walkthrough for larger sites.
  • First clean free. So you can see the standard before you decide.

Is weekly enough?

For a small office with a few staff and no visitors, weekly is often enough. Add visits if clients use the bathroom, if the kitchen is busy, or if you're a clinic or gym. We'll suggest a frequency after a quick call, and you can change it as the business changes.

How a flat monthly price works

Because the work is regular, we quote one flat monthly price for your agreed frequency, from a quick call or a short walkthrough for larger sites. You don't get a different bill each week. Our post on office cleaning costs on the Gold Coast explains what drives the price.

Switching from occasional cleans

If you've been booking a "big clean" every few months, switching to a regular schedule is simple: agree the checklist, pick a frequency, and your first clean is free. Our switching guide covers changing over from another cleaner.

What your team still does

Even with a regular cleaner, a little everyday tidying helps: rinse dishes, wipe up spills straight away (Safe Work Australia's model Code says spills on floors should be cleaned up immediately[2]), and keep desks clear enough to clean. Our preparing your office for a cleaner checklist covers it.
