Short answer: It depends on your office, not on a price list. The cost of regular office cleaning comes down to the size of the space, how often you want it cleaned, how many kitchens and bathrooms you have, and how busy the place gets. At F&L Cleaning Solutions we do a quick 10-minute walkthrough and then quote one flat monthly price. Your first clean is free, so you can see the standard before you commit.
Why you won't find a straight number online
There's no official or standard price list for commercial cleaning, and ranges you see online can't account for your particular space. Two offices with the same floor area can need very different cleans. A quiet accounting office with four staff is a different job from a busy real estate agency with a shared kitchen and people coming and going all day.
A fair quote means someone has actually seen your space. That's why we start with a walkthrough instead of guessing.
The things that actually set the price
1. Size and layout
More floor area, more desks and more rooms all take more time. Layout matters too, because lots of separate rooms and corridors take longer to get through than one open space.
2. How often you want us
Frequency is the biggest lever. Some offices are happy with a weekly clean. Busier offices, clinics and gyms often want two, three or five visits a week. More visits mean a higher monthly price, but each visit is usually quicker because the place never gets on top of you.
3. Kitchens and bathrooms
Workplace safety law says employers must keep toilets, washing and eating facilities clean, taking into account the number of workers and the nature of the workplace[1][2]. These areas need careful attention every visit, so the number of bathrooms, toilet blocks and kitchenettes affects how long each clean takes.
4. Foot traffic and type of business
A clinic waiting room or a gym change room sees a lot more use than a private office. The more people through the door, the more there is to clean.
5. Floors
Hard floors need sweeping and mopping, and soft floors need vacuuming. More floor area means more time.
6. Access and timing
We clean after hours so we don't get in your way. That also affects cost across the industry: under the Cleaning Services Award, cleaners working early morning, evening, weekend or public holiday shifts are paid higher penalty rates than for ordinary daytime hours[3]. Clear access instructions, alarm codes and keys all help each visit run smoothly.
7. Supplies
When you compare quotes, check whether products and equipment are included. We bring our own, so that's already part of your monthly price.
Why a flat monthly price makes life easier
Hourly billing can make your cleaning bill hard to predict. With a flat monthly price you know what you're paying each month, it's easy to budget, and there's no checking timesheets.
What to watch for when comparing quotes
- Very cheap quotes. Employed cleaners must be paid at least the minimum rates in the Cleaning Services Award, including penalty rates for after-hours shifts[3]. If a quote looks too low to cover that, ask how it's possible.
- Unclear inclusions. Ask what's covered on every visit: bins, kitchens, bathrooms, desks, floors.
- Insurance. Ask for proof of public liability insurance, which covers injury to people or damage to property caused by the business's negligence[4]. We're fully insured and police-checked.
